but will more readily attract serious buyers as well!
Realistically, people will look at a pre-inspected home much more positively than one that has not. According to the National Association of Home Inspectors Inc (NAHI) , 70 to 80% of sellers have their homes inspected every year before listing them so they will have smooth sale-ing!
Building a Home?
Beacon Home Inspections offers several plans custom
tailored to your needs when building a new home
- Phased Inspection Package - To assure proper construction
methods are being employed, this all inclusive plan includes
an on-site inspection as the concrete is being poured for the
footings and other slabs as well as blocks being laid.
The framing inspection phase includes many intermittent, un-scheduled visits to monitor proper framing, roofing, insulation, electrical, plumbing and sheet rock installations are being done to standard acceptable practices for building strength and safety.
The final inspection of the home occurs when all utilities and systems are in and operating; doors and windows are complete; outside cladding is finished; and all required interior walls are insulated, sealed and ready for finish. (Painted or decorate walls are not required to complete the final inspection)
Each portion of the Phased Inspection process is documented with color, digital images as well as a written report, if needed. The whole process culminates in a final computer generated report with digital color photos for your use and records.
Phased inspections consist of many hours of mostly unscheduled, surprise visits to the site as work progresses from a hole in the ground to the final move-in stage to help assure you are getting the quality you were promised, for years to come.
- Staged Inspection Program - Beacon
Home Inspections will inspect your home's construction
progress at any stage or stages, as little or as often as you
feel necessary and report back to you those findings in a written
report including digital color photos of
irregularities, if any.
- Lot Inspection Program - Beacon Home Inspections will walk the undeveloped land with you during the planning stage and before building to help you develop ideas for its drainage capabilities, site exposure for your home, and more. You will be provided with a verbal report on-site.

Final Walk-Through
Inspection
We at Beacon
Home Inspections strongly urge
buyers of either a new or existing home to personally make one
last walk-through visit at the property IMMEDIATELY BEFORE the
closing to be absolutely sure nothing has drastically changed
since their last visit. It's best to do this walk-through on
the way TO the closing since the least amount of time possible
will have elapsed between then and the purchase of the home.
This will be the LAST OPPORTUNITY to bring up any deficiencies
that may have cropped up since you were last there! A representative
of Beacon Home Inspections will be happy to accompany you during the walk-through
however this may incur a small additional fee and may not be
necessary.
Home Re-Inspection
If Beacon Home Inspections
had previously inspected your home and now the recommended
repairs and/or replacements have been made, we will be happy
to re-inspect the home at a specially reduced rate. Or
for less to worry about later, schedule the re-inspection at
the time of the initial inspection as a follow up. Then we'll
take care of everything.
Radon Gas
Survey
Surgeon General
of the United States Health Advisory
"Indoor radon gas
is a national health problem. Radon causes thousands of deaths
each year. Millions of homes have elevated radon levels. Most
homes should be tested for radon. When elevated levels are confirmed,
the problem should be corrected."
Beacon Home Inspections staff is professionally trained in radon
measurement protocols that are established by the Environment
Protection Agency (EPA). We are members of the American
Association of Radon Technologists and Scientists (AARST)
and use only state-of-the-art femto-Tech
model CRM-510LP continuous radon monitors (CRMs) at a cost
of over $4,000 each for the accurate and reliable testing that
people have come to expect. We are capable of performing short
term testing for real estate transactions as well as short or
long term testing if a homeowner wishes to determine their homes
present condition.
Radon is a serious health issue! Don't delay, educate yourself
and your family immediately about this well documented health
hazard and have Beacon Home Inspections
analyze your indoor air quality
as soon as possible!
